The air conditioning system that has been installed at 757 Ann st Fortitude Valley is a combination of Daikin VRV heat recovery, Daikin split systems for some of the tenant server rooms and a Temperzone split ducted which conditions the Auditorium on level 9. There is also Heat Exchange units for heat recovery and an Economy Cycle mode.
The Building Management System (BMS) is controlled by Innotech MAXIII PLC’s, with Magellan graphical front end user software.
The fans throughout the building have all been supplied by Fans Direct. This includes the car park, stairwell pressurization and smoke extraction.
The Heat Exchange units have been supplied by Ciris. There are two Heat Exchangers at 757 Ann st, both of these are located in the roof level plant room. The main building Heat Exchanger uses the toilet exhaust air to recover the heat and is controlled with VSD’s. The supply air VSD speed increases and decreases according to the CO2 levels in the building. The smaller of the two Heat Exchangers services the Auditorium on Level 9 and is also controlled via the level of CO2 on the conditioned space.
The computer server rooms on levels 1 – 4, 9 and 10, each have a standalone split system which enables when the main AC is scheduled to be off or the main AC faults. The outdoor units for the are located in the loading bay for the AC’s on levels 1 – 4 and levels 9 and 10 outdoor units are located in the in the roof plant deck.
